Yes you are in a GREAT position to buy property but still need to keep improving your RICE.  

It has been frustrating but it also is a positive as I now can quickly know what deals to not even waste time on analyzing. 

Learn from this so it never is repeated.On the positive, with the value add you likely will do alright flipping it.Good luck

Honestly after I did my first deal I was in a similar position as you are.

I do generally agree that once someone has their person, they are not going to be very open to switching. but if you can prove yourself with someone building that team, you may find yourself in a great position.
