Facebook real estate groupsUltimately we found our GC for these two projects on a Facebook Group called 'The Polish Contractors Network." (;) I know that sounds kinda funny, but...)It's worth noting that my partner/fiance has been a GC for the last 20+ years.

That being said, I believe 10% is the minimum down that you could realistically expect......With the 10%, you will also need a POLISHED Business Plan to submit to the bank.

I think Bruce's crystal ball may be more well-polished than others have, but claiming he can predict what will happen to macro markets (California, sub-markets, etc.) with any reasonable degree of certainty is dubious at best to me.

I've gotten the edge rounded over and polished for $5 ft, but mostly just polish the square edge myself with diamond disks.

Of course, you may be able to salvage certain things and just give them a clean & polish, but all of these repairs will add up faster than you may anticipate.Unless you're on site and managing/doing the work yourself, throw in other variables of:> are contractors overcharging me?

I've tried to agents so far and just by talking to them I can tell that they are trying to look for their own best interest rather than mine and I'm quickly turned off by that.If anyone knows, or has dealt with, a realtor in this area that can help me pick out some 'gems' that need polishing and has experience with distressed properties, please let me know.Thanks,Konrad
