I noticed that your initial post was from 4 months ago and would love to connect with you to pick your brain about your progress over last few months :)

The results are people who don’t know that their stock picks can go down as well as up; who think that the ‘stock market” guarantees a 15% annual yield; who don’t have any concept of risk, or it’s relationship with return; and who believe that the intrinsic value of an investment is somehow directly related to its last 12 month pricing movement.  

I have a client that I just picked up that should have been filing a partnership return since 2006 but filed on Schedule E.  

to go back to my first point, though, i generally can't pick - it can take months and months to find a deal. 

@Matthew McCarty At the beginning of my investing career, I was constantly looking at websites like Zillow and Redfin to see what houses are selling for so that I have a good feeling on the market I picked.

I am convinced because listings sites pick markets they think make them more money to advertise.

I think if you have a little extra time, operating a smaller STR business can pick up some good income.

One thing I’ve picked up from years of managing rentals in San Diego is that organization is everything..

Over the years, I've done several dozen of these and know how to pick a good one. 

As long as you stay invested and let your hard earned capital continue to grow, you can pick your spots when a real estate opportunity offers outsized returns comparatively to other investments.
