Despite current unemployment rates maintaining below 5%, the recent rise from 3.8% to 4.2%(recently revised to 4.1%) is significant, especially when considering wage growth adjusted for inflation.Over the last few years, the median household income has dropped by 7.2% when adjusted for inflation (and this isn't even considering volatile food and energy prices), a troubling trend given that inflation has outstripped income growth.

.- Getting tenants to agree to rent increases and turning in all the required paperwork to caseworker, then, you guessed it, chasing them to process it- Dealing with the tenant's "entitlement attitude" that they don't have to follow the terms of the lease, so they move in other individuals and/or get pets without permission.So, a good PMC will charge something more to manage a S8 tenant/property - either a higher percentage or a one-time or annual fee.

Hey so I just closed on a property in Polk County FL my mortgage is $1535 average rent in the area is $1500–1800 I have a freshly renovated house with 3b 2 ba 966 sqft I listed it on the higher side since it’s remodeled for $2100 I only had one person reach out to me and they were telling me the price is to high and I have not had any applicants I just paid for advertising on Zillow today and I posted the property yesterday I cover water and the property comes with washer and dryer hooks, loose pet policy and there is a laundry mat directly behind it.

Wholesaling is NOT investing.Wholesaling is a business.Wholesaling requires you to continuelly get new leads, sell contracts to buyers, repeat.Once you stop getting leads or finding buyers, there is no more money coming in.Sure, you can get food and automate certain things but it is a business.In my opinion, you should look at what you do in your profession and see if you can moonlight some hours to make more money that will go towards the downpayment.Best of luck

Just some food for thought for those who invest in mortgage notes and think buying seconds cheap gets you in the business at a low barrier to entry  - it is cheap until you have to reinstate or payoff a first lien.
