I  always see Wharton being at the top of finance, real estate, etc. in posts and I read that to get in to Wharton you obviously need great grades (which I have) and something like great diversity or something and write a compelling essay on why you should be at Wharton(it's obviously harder than I made it sound), after Highs school I plan on enlisting in the Army for about 6 years, I'm an eagle scout and I am related to a founding father, other than that I dont have much more to put for the "Diversity/Culture section" Back to degrees the reason I don't want to get just a real estate degree is I would like something to fall back on in financing or something similar to real estate developing if the risk in real estate gets too high for me.

I don't see how that circumstantial evidence could be seen as proof that would be persuasive to a judge if you had to go that route. From what I read of California landlord and tenant law you may have to have evidence of a similar standard if you want to charge this to a security deposit and have it stand up if the tenant challenges you.

Maybe a grad student would work just because they need quiet for their zillions of pages of reading and essay-writing each day... or maybe not because they just say "F it" and go to a coffee shop.Hell, I was in the Marines and if the Duty NCO was not doing his job well... guess who was flying off of 2nd story catwalks duct taped between mattresses.

I was over in the blogs this morning reading Brandon Turner's latest essay, "The Definitive Guide to Using Seller Financing to Buy Real Estate" and, in the comments following the article there are two references to seller carried notes at 0% interest - one including an inflated sale price as an offset for no interest.
