I looked at the GoFundMe page and watched the video.

The number of people who have called many of us saying they saw some article online or watched some tickytok video and did something COMPELTELY wrong is staggering.  

I Came across a video from the bigger Pockets team, this video gave a ton of gems.

It wasn't just a financial decision, I'm passionate about RE and way over my previous career in aviation.

I'm passionate about real estate investing; however, fairly new to it. 

With a passion for finding undervalued properties and transforming them into profitable assets, they are eager to learn, grow, and build a successful real estate portfolio.

I would also spell out what progress reports/pictures and/or videos should entail.  

Once you have more than enough cash flow and it's stable, that's when I would start conducting wealth-building activities such as purchasing long-term buy-and-holds.This is something I'm passionate about because I see people (including myself back in 2019) buying into the passive income / retire early from rental properties rheteroric and it's just not a thing for 99.9% of people (some find a way to make it work).This is just my opinion.

You should be able to get a good feel for their teaching style by checking out social content and youtube videos. 3) Need to be willing and able to give you their time. 

If you feel passionate about managing them yourself, I'd recommend getting as much done and communicated up front.
