I have a few sub-contractors that have been great but when it comes to finding a general contractor, the 3 or 4 I've been through have all been un-reliable, lie, or over charge and aren't exactly investor friendly.

I have been lied to, over charged, charged for services I never used, promised credits that were never given and as of recent they are collecting money from my tenants and not giving it to me.

I also won't not show up, overcharge myself or give myself excuses as to why this or that did or didnt get done.If it's something I don't like or am not great at but takes a pro 3 weeks to get to me, I'll get through it myself anyway.

I wouldn't be surprised to hear they grossly overcharge for repairs as well. 

After you get this second number you can see if you are being over charged for labor.  

Eventually, the hassle of her underwriters out-weighed the luxury of knowing that my mom wouldn’t over-charge me.We moved to a lender who is at a private company with more flexibility, but I spend a lot of time double-checking rates and fees to make sure we aren’t being over-charged.

Hey everyone, closing on a duplex and looking for some solid contractors who won't overcharge in the Halifax area. 

I am curious as to know how investors structure their deals as in payment schedules, and getting a way to calculate if the contractor is overcharging you on the work being done by him.

At the closing table, I got a check of the prorated rent for the duplex and the title company had to refund me some overcharged closing estimate.
