I see many town home new builds have this feature but likely because it allows higher density/lower cost of land since many lack yard area but the rooftop allows an outdoor feature. 

Replaced furniture and beddings and linens.

We also asked a lot of friends that were moving if we could use some of their furniture.

The amenities and outdoor space are the bigger draw I have seen. 

I did ask if they would need the house furnished (in an attempt to find out what they were really looking for/needing), she said they would prefer the house be furnished, however they would just buy furniture if they had to. 

It may help if we knew what market this is in.General advice is the market is competitive everywhere, so do not skimp out on furniture/upgrades/amenities/photos etc

The amenities rule everything (especially outdoor).

Stunning furniture and features, two bathroom reno and pretty much new everything walls in.

We have a one year old daughter who keeps us busy and we love playing sports and spending time outdoors with our free time. 

So on the low end a $1.5M lot plus a 3,000 sq ft home x $300= $2.4M not including furniture and with permitting to build completetion running most builders 12 to 15 months.
