So my tenants told me they have been emptying the washing machine into the sump pump past 6 months (As opposed to in the shower. )several circuit breakers stopped working and the electrician just told me It’s because because the sump pump circuit breaker shorted.

A secondary issue is related to the unknown heirs - no guardian ad litem was appointed (though I'm not sure how commonly that's required in Maryland as opposed to Florida for example), and no professional heir search service was utilized.

That alone would make me tell them to pound sand. for this exact scenario is why folks really should do business with licensed agents as opposed to unlicensed wholesalers if this was an un licensed wholesaler scenario my response would be good luck you have little chance of getting any thing out of them..

Plus with HELOC's you can only pull what you actually need and pay it down/pull the cash out as you need it.Dan - I agree with others about exploring a HELOC first to pull out some equity as opposed to refinancing.
