WE all get paid at the same time when the property closes I get my money back and my agreed on captial partner split they get the rest.. for some it works great we help them scale.. for others that just do a few a year and are dialing for absolute cheapest rates and have the money for downpayment and to make payments etc.. thats the route they will go usually broker who is putting them into a large lenders program and raking points off the top and at closing..

I also want to make sure w seller financing there is an online dashboard i can log in at escrow or title company to track the loan paydown and monthly payments like w any mortgage bank.. did not see that on forums.

To me a house hack will most likely work in Tulsa - I haven't done any research on that area, but as far as I know it's not a crazy market like places in California etc.Also read a lot, get some books from your local library or purchase some online.

Sometimes I have even directed troubled tenants towards assistance programs (such as single moms because there are a lot of programs for them specifically in my area especially).
