@Christopher Smith there are many...but in my opinion really only three companies out there that offer the ability to 721 into a large and diversified REIT that i'd feel comfortable with.

I have heard that CA is very competitive and very difficult to find deals in.

Both Conventional loans and DSCR loans can offer this flexibility, depending on the specific scenario and borrower qualifications.

They may be offered at a cheaper price point relative to the coasts but that doesn't mean that those neighborhoods haven't seen population growth and appreciation.
