I know a HELOC normally does not come with much of a closing cost, but over the long-term, this might make the most sense. 

It lacks good standards for entry and results in a lot of noise from potential renters and messenger I not something I normally look at.

Always be in front of the contract and prioritize where you're buying and entry price. lf all those are three in your favor, you have a lot of leeway with some of the normal but difficult parts of a fix & flop/hold.

Normally a lot of people will just flip a property and split the profits 50/50 but even tasks can be split.

I'll normally pay 1-2%No idea who this guy is or about the program but getting a $10k fee to bring a good deal doesn't sound out of line.

But, if you have a good tenant then it is a good time to rewrite the lease to the one that you normally use and keep them for another year.
