Whether or not it's the bottom, it's definitely a buyer's market in those areas, and they are nice, big cities with major transportation centers.

I bought a Class A (nice Indy suburban home with excellent schools) in 2013 and it's appreciated (doubled in value from 2013 to 2021) and I'm positive cash flow because of my low interest rate, 3.875%.

Nice thought but not reality by a MILE.. real estate is full of dreamers..

I would have to assume that if they've had it that long, they could absolutely have some really nice cash flow going.

Thanks,AniFor what it's worth: In my recent audit with the nice man from the IRS, he accepted my deductions of the interest payments on my many SubTo properties, none of which, was  I provided a 1098 by the lenders, because I could show him I was making the payments and how much.

I updated the electrical, painted everything, and “cleaned the property up nicely” exterior and interior.

While it's a year old, the 137% equity growth from 2014 to 2022 is quite nice. 

But from an investment diversity perspective, Its never a bad idea to diversify."

If possible, it's nice to find a vacant duplex so you can vet your own tenants since you'll be living there
