@Alex Ng  Not sure if you're local to Birmingham, Alabama, but if you're an out-of-state turnkey investor, tread carefully.

And you can start small, buy an old camper, cut a big window, spray paint it black and brown, add some wood trim and sell coffee outside events.

Added new flooring throughout the back portion of the building along with paint.

Sharp blades, Old lead paint, aspestos, list goes on.

I can't do anything myself besides paint, so I hired a contractor because my real estate agent recommended that he could do alot of things and would be cheap.

The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

Research styles and come up with a game plan for paint, stain and furniture. 

It DOES NOT require a full gut rehab (rehab could consist of new kitchen, new bath(s), windows, flooring, paint, etc.

That's about what my major renovation cost (new electrical, plumbing, new exterior and interior paint) in 2022 but I bought  in-stock cabinet, light fixtures and faucet fixtures myself.
