For example, if the insurance company declares the property a total loss, pays the homeowner the equity they are owed, does the insurance company then own the property sub to the bank financing, or would the insurance company also have to pay off the bank and own the property free and clear, and then sell it off similar to how a bank might with a REO?

One of my business associates also in the eminent domain process with LADWP was able to get an appraisal at $250,000 for his 5 acre parcel, by a different appraiser.We asked the appraiser to sign a declaration stating that his appraisal was not thorough and complete, since he did not have time to verify my comps, however he declined to sign the declaration.

This rule does not apply to Chinese citizens, so they can buy multiple units.From what I understand from some friends (US Citizens) who have sold their properties overseas, there is no 'need' to declare overseas assets now.

Each HOA is different, so the key here is to read your By-Laws and maybe even the Declarations to find out what YOUR HOA considers to be a "Limited Column Element".What @Fred Heller said (with an unnecessary amount of snark) is essentially what is most likely to happen.

As others have said, you have done nothing but make blanket declarations that towing a car is auto theft, without any actual citations to back it it up.
