I got the building under contract and then figured out financing.

It's a multifamily investment partnership and we will have a separate contract dividing everything else 50/50.

But, if steady long term cashflow is a goal, with no management, one can always sell farm land on a low down private contract.

If you enter into a business deal that requires signing contracts, both parties have to sign & you always get copies of those documents.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Also, what's the name of this type of contract where it's just between you and the seller?

If you don't sign the contract and hire that agent, then they legally shouldn't be working for you.
