I think the 2% rule let alone even 1% in CA is very difficult right now, I'm near Modesto and from 2009-2013 you could get 1% plus a little more all day long, but since 2013 prices have steadily increased, rents have come up some as well which is nice, but not to make it equate to 1%.

At that price-point I could only find duplexes, so you'd have less ROI than a fourplex like above in AZ obviously.1014 Roselawn Ave, Modesto, CA 95351 - $240,000"Opportunity knocks!

I am been looking around Central valley ( Modesto and Riverbank specifically ) for  high cash flowing properties or profitable SFR flips and I have not find anything less than 200K.
