I went to the courthouse in Birmingham Alabama to leave it legal documents so as I was there the lady had let me know that as of 2021 they passed a new law that when you buy a tax lien a house you are not allowed to rent it out renovate it or even step foot on the land or in the house

Anyway...to the lady who wanted to find tax liens...there is a ton of free material on youtube that will walk you throught the process.

I think have a professionally designed, well located, modern, etc home would appeal to more people than trying to find the niche, but I could be wrong.

When I look at the design it’s not very modern, it’s very plain.

This was an off market deal that an older lady presented to me.

Both of these ladies know the market extremeley well and have years of experience tailored around midterm rentals.

I was initially told there was an HOA but eventually found out it's not active and there's a lady who lives somewhere on the street that pays a lawn company to cut and trim everyone's yard.
