Only problem is that the tile was laid over black mastic which contains asbestos.

I was able to get the result the next day .... tile was positive but the mastic (adhesive) was negative!  

Plus you aren’t being a mom and pop land lord using bubble gum and duct tape to fix stuff.

Would love to connect with anyone who has been successful flipping houses in Suffolk County, NY.I've been eyeing the Mastic/Shirley/Mastic Beach area.  

You can hit 10 cash buyers in the head just by tossing your gum out your car window here.

if you don't mind the section 8 side of investing its doable as you will surely have to have rehab funds and get a tenant in there a.s.a.p. you may even have the ocassional lease-option but you will have to put a little more than spit, gum and glue on those properties. the numbers are the deciding factors for any strategy. just because someone or a group of someones don't favor a particular method of investing in real estate doesn't mean that you must do the same. find your niche(s), what works for you. my coin.Kudos,Mary

I have ability to put 20% down on a $150K loan @5.5% I'm currently looking in the mastic area and surrounding towns.If anyone is willing to give me some advice on this mater I would greatly appreciate it and I would be willing to meet up for lunch/coffee for any further guidance.

There is a flood of REO activity on/entering the market (albeit foreclosuregate is gumming things up a bit at the moment), and simple supply/demand dynamics are dictating that these houses sell cheap in many instances to clear inventory, even with agent commissions paid, and do in fact constitute outstanding deals.

My last 5 houses may have had that asbestos tile and glue, however my ignorance was in play and did not know about the tile and mastic tape contained asbestos or really the problems associated with asbestos.
