Slimy in fact.In my brokerage, agents are charged a $250 transaction fee on every deal, that is taken out with the commission split. 

If so, why not partner with someone else that can help you fund the deal, either 100% or have your money partner fund 20% and a commercial bank fund 80% then flip it and split the profits w/ your money partner at whatever split you all think is most fair?

Two of the rentals are located in the mountains where it snows and have large decks, they are very high maintenance so I’d like to get out of those if possible.In the three SoCal houses total I’m now looking at 703k equity (Split among the houses- 162k, 204k and 336k).

My guess was that the floor wasn't leveled in certain areas leading to a chain reaction of splitting
