My question is can a landlord enter your property even with a 24 hour hour notice if you deny entry and bring a lock smith and break your lock and have lock smith open your garage and take pictures and threaten you to break the door down or come threw your windows.they wanted in to take pictures for the eviction for court.the floor is messed up pretty bad I've told them over and over about it and they came out to look at it but never fixed it and all of a sudden they want to no what need to be done so the can rerent the property.i lost the eviction because I filled out my argument wrong on the judgement.and I recently found out you can hold rent to to in habitable conditions.i don't no what exactly to do

We have two locksmiths and only one is worth using.

I plan on having a locksmith come to house so I can gain entry to Change locks.  

I would suggest having a locksmith and or handyman/contractor onsite at the time of the lockout.

Perhaps you could appeal to his laziness.If you must re-key, My mobile locksmith guy charges $60 to come rekey and about $2.50 per key. 

Study your state's L/T laws, and speak with an attorney.If you don't know how to pick or drill out locks, get a locksmith to accompany you when you have to get the constable there to throw the tenant out on the street.  

give proper notice to enter according to local laws. show up with locksmith or drill through locks and install new ones. if place is empty, follow your local laws surrounding abandoned units. if unit is not empty, leave a notice that locks have been changed due to lease violation, and they need to contact you to get a new copy of the key.cost of locksmith or new lockset is charged to tenant.

If it is empty I would call a locksmith to change out the locks or do it myself.

But that's a lot more labor intensive than "call a lock-smith"...  

Is a locksmith charge just a normal charge for every HUD property?
