For "Foreign Borrowers" your loans are very limited. 

@Bryan Stengel, I think alcohol has been the tough one with the STRs, not sure about if you need license( hopefully someone will chip in ) , however there  always the liability part including but not limited to offering alcohol to people who are trying to quit etc.

I'd recommend house-hacking a duplex or triplex if possible to help limit your living expenses.

Land leases often complicate financing, limiting your buyer pool, especially if lease terms are unfavorable or the remaining lease duration is short.

With a Conventional Loan you can buy a SFH, Duplex, Triplex or Quadplex with as little as 5% Down if it is your primary residence as long as you have the intention of occupying one of the units for 1 year after closing escrow.This is the strategy I have personally implemented and have assisted many of my investor clients in doing the same. 20% Down is also beneficial as it keeps your payment low but it does limit your ability of buying more real estate faster.i would be more than happy to discuss the different strategies with you over the phone or in person.

Add the difficult exit and your investor pool is very limited. 

This could be a good option if you have limited funds available.

It’s nice you’re trying to save them money, but it limits your upside. 

The public searches are pretty limited in scope for a true investor. 

This will negatively affect both your DTIs and stack your conventional loan limit(10 per person).
