Many people learned this lesson during the big freeze in 2021.   

Which is a lesson learned for me because I need to plan things out and recognize issues faster.

I have read a couple of Brandon Turners books on house hacking and multi family and really enjoyed his writing style.Real Estate Titans: 7 Key Lessons from the World's Top Real Estate Investors by Erez Cohen

Lesson learned, but also, this doesn't make me want to buy in CA. 

If you take lessons from The Hands-Off Investor and many people here, you want to judge the operator first and do your due diligence on them.

One of the reasons why I’m bullish on real estate investing is because I am more afraid of the “what if I didn’t invest” rather than the “what if it goes wrong.”Yes, I could fail and lose everything I started with, but I’d still be farther along than if I never started at all.I’d have the knowledge, skills, and lessons that only come from taking action.Every misstep is a step forward when you’re learning and adapting.The real risk isn’t failure, it’s standing still and letting fear hold you back.Take action!!!

Going forward those lessons will pay you back if you use them to get better.
