I do not have a traditional W2 job so I can't pursue the typical conventional loan or a FHA since I don't have income (hence the DSCR route).However, I've seen that most DSCR lenders do not lend if the loan amount is less than $100K.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I do not flip so I understand your reluctance to want to flip (it’s a job, taxes, selling costs, etc), but it seems like a much better flip than brrrr.

Hello I am recently looking to get into real estate however my full time job doesn't allow me the time to focus on this career.

I am looking to join a mentorship program to help lower my learning curve and until I find it, I am educating myself with books, as well as YouTube University and great advice from the BiggerPockets community.I do work full-time in a career that I love and is very rewarding, but I also know I won't attain my goals with my current job.

I really appreciate you taking the time and digging in together so I was able to get a full picture of your expectations and how we can do a better job for you and other investors.  

For example Intel headquarters, Google, FB, Amazon, Nationwide, Honda, (recently Anduril announced another 4k jobs to Columbus).

It is hard and will be a full time time job to do it right. 

During this time, I found myself unemployed and having difficulty finding a new job due to not completing my degree or having formal training beyond high school or military.
