Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments. 

With the future being so uncertain I realized there was a need to do more than just rely on my job for financial security. 

And while it is not your job to be an expert loan officer, it certainly helps to avoid these situations. 

If their rudeness etc causes me to not be able to do my job (they yell at refuse to let me in when I've posted notice), then that's a violation for interfering with management duties, on top of the violations for disturbing their neighbors, housekeeping violations, failures to report maintenance, etc..

You definitely want to use a thorough screening method like rentprep.com that gets their income, credit, background check, and call at least 3 references (make sure to verify them by address/job and then their name).  

Please keep us posted as you and so many in SoCal are experiencing genuine hardship (whether it's the loss of a home, belongings, jobs, etc.).

If you have a 2 year work history, and go get a W2 job tomorrow, we could use your base pay right away (as long as it is "guaranteed hours" or considered "full time". 

Her income now is SS of around $2400 and a basic 40hr office job that pays all of $17/hr, but she is retiring with this move.
