please send me a case example I'd love to read. that's one appraisal. the knowledge I have as a licensed general contractor working with investors from 5 cities at a time all over the country buidling 3 different floorplans I would say trumps one ADU you read about online 

I would do what @Mike Grudzien says and talk to a knowledgeable attorney on this.

It sounds like the Title Co. was not aware that the tenant prepaid rent and just prorated the current rent for the month of closing, so agree if they had no knowledge of it, would not have ever gone on the settlement statement as a credit to the buyer and they likely will not do anything post closing to help obtain those funds. 

Have invested in ABQ with first purchase in 2020 - and that was based on my knowledge as a film/TV friendly area and affordability.

I just want to soak up as much knowledge as possible and get my feet wet as soon as the right deal presents itself. 

I have been doing a lot of research but still have a lot of questions I would like to run by someone that has some knowledge about commercial/multi-family real estate.

In the meantime, focus on building your credit, saving for a down payment, and soaking up as much knowledge as you can.
