Doing this is less expensive, you understand 100% of the lease (because you wrote it), and you have the intellectual rights to adjust it as you see fit (then have a lawyer look over it again).

Your commercial risks might be intellectual property, fiduciary responsibility, failure to perform (on a JV deal), buying a Homepath during owner occupancy period, etc.The GC license (like passing the bar exam or going to medical school) makes you more of an expert so you should really want specific coverage and layers of coverage even if it costs more.Your umbrella won't help the business in these cases.
