We bought the property seller-financed with power, a small bathroom/laundry building, a 40x60 metal shop building, an RV pad with 'full hookups' (power, water, septic) and not much else.  

Are floors typically installed before or after the cabinets are put in?

It also has a 6,000 sq ft metal building on it as well.

RJ Gullo advertises everywhere about 1031 exchanges - I've never used him, but I know he does them.From what I understand about what you said it looks like you are trying to do an installment sale (downpayment now, then payments overtime).

Instead spoke to my friend that I will pay commission to my realtor-friend, on 16 installments and no interest on it.

In regards to having a EV charger, Id seen a lot of people install the outdoor rated ones in their STR and it helps to draw the people that may be renting a EV during their trip. 

Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.
