NAR isn't the end all be all police for the entire real estate industry, which everyone needs to realize, although they have lots of influence.

Hi Russell - I've read differing opinions on your thread and I guess one's feedback will be largely influenced by their experience.

A residential landlord doesn't necessarily have any influence over the financial success of their tenants, nor do they care b/c they can just re-fill the unit in a month anyways. 

I have decided that and I like the influence I have with airbnb , and even with the hike in rates--I am going to stay with my mgmt company and try to reduce costs and manage rates more effectively Evolve has too many complaints against it--both owners and guests. 

Reason being is that North Jersey is influenced by NY and South Jersey is influenced by Philly.

This is an area of the tax code where there is a lot of confusion because of "influencers" pushing a lot of bad ideas out there.

Now to rates, the Fed is supposedly independent of the President, but there might be some slight influence.

And the Fed raising rates trickles down to higher mortgage rates by influencing the 10-Year Treasury Note. 

Many turnkey providers influence the appraisal in their favor.

The section stating, 'This home is meant for families...' was directly influenced by local regulations.
