Most have also been impressed to see this can be done on new construction properties.  

Southern impression is primarily a single family home builder and their floorplans are all too large for profitability. they are overbuilding each unit and adding unnecessary things like garages that don't get you any income and only drive the construction values up. a garage on it's own isn't with much more than what it's built for and doesn't really add to the equity gain in new construction 

That is an impressive amount of growth in a short period.

Also, a freshly cleaned and nice-smelling home makes a great first impression!

I was under the impression that if I am lending to investors vs. owner-occ that the licensing requirements are far less stringent/regulated.

For the very first year of the tenants living at the property I was under the impression that a notary was required to make it a binding contract.
