Couple hundred bucks a door monthly cash flow, solid ROI, and yes plenty appreciation. (#1 appreciating city 2023)I know many investors that have house-hacked with your exact criteria and done really well. 

Then yes, maybe you can a couple hundred a month on your $50k.

Go to etsy and search for "rental property tracker" and you will find hundreds of nice spreadsheets to track up to 20 rentals.

I am ok w/having to also pay a few hundred dollars to cover my mortgage if I can’t get $2400 monthly for it.

If you've bought and sold hundreds of properties in the past two years how is flipping 10  homes a month scaling?

I would suggest changing your mindset from how you can save a few hundred bucks to how you can grow your income.

If I used cash it would have been $8,500 and if I used Amex travel portal or United portal it would have been hundreds of thousands of those hard earned points :)Not a total expert but happy to give tips :)
