Since you're using hard money for your fix-and-flip, make sure you also have reserves for holding costs and unexpected expenses.

With the hold periods on BRRRRs nowadays, your margins will get crushed with hard money interest payments/points/fees. 

Your 1031 QI would have to buy/hold the land and do all the construction BEFORE you owned it. 

Do you want to buy and hold for long run appreciation, do you want day 1 cashflow, are you wanting to flip and stair-step into higher value properties, the list goes on.

I wouldn’t want to hold the loan for too long, so ideally it would be a 5 year term, presumably ballon payment at the end.

Anything you buy in the Columbus Ohio market is currently blow up in terms of appreciation growth so it's one of those markets you want to hold the real estate for the rest of your life.

Any real estate you buy here you want to hold for the rest of your life because of how many growth is projected here!

I'm interested in flipping, and short-term rentals at the moment to build good cash flow, then pivot into more of a buy-and-hold/appreciation play 10-15 years from now.

For myself, I currently look for buy and hold with long term appreciation.
