When we moved our companies to a new accounting software we looked at Quickbooks, but found its international awareness (tax rules, multi-currency, locale support, etc), project/job, and multi-company abilities to be clunky.To be fair, none of the candidates hit everything on our wishlist.We ended-up selecting MoneyWorks by Cognito and have been satisfied with it over the past three years.

I had two problem tenants back to back-one was a long term tenant and I don't know what happened with her (possibly drugs), the other covid hit and her and her husband split up and she got in with some troublemakers who she knew from high school.

Also, this would only remove the mortgage debt itself from your DTI if it was to work; you would still be hit with a liability for the annual taxes, insurance, and HOA fees (but also receive the benefit of the rental income).
