I'm starting to acquire furnishings and am looking for a checklist of sorts to help keep myself organized as I seek the best deals on high quality goods to furnish our rental. 

Especially in a high interest rate environment where cash flows on long term rentals are muted and there is significant capital required to purchase and list on airbnb.I live near NYC but would invest out of state in an airbnb / landlord friendly state.

For example, should we focus on acquiring one high-quality property in a strong market, or would it make more sense to spread the investment across multiple lower-cost units in emerging areas?

another issue it is about 18 months wait to get a Cabin started due to high demand for builder.  

Be prepared for a high rate/high fees

And DIY repairs are not recommended for other reasons: it will take you much longer to complete, depriving you of rental income, and you run a high risk of your wife becoming your ex-wife.Same risk exists if you push your wife into becoming a Realtor or some other real estate activity just for the sake of tax benefits.

In high barrier markets, rents have gotten stronger but not the double digit growth we had seen, which was an anomaly.  

Sadly, this price-gouging behavior has become the unfortunate new norm in the insurance industry.There's a high likelihood you'll need a broker familiar with surplus lines.  3 weeks isn't much time - if you aren't working with someone already you need to get in touch with someone asap.
