You will need to grow a tougher skin regarding your ability to say no to tenants.  

Having no skin in the game is just not viable in this market. 

Usually banks or credit unions want you to have some skin in the game.

This is because as the maker of the deal they want you to have "skin in the game" to protect their investment into the deal.

This will give you what is known as skin in the game- and make you into it actually investor - with something to invest. 

For what it's worth, I don't think you should expect your GC to put skin in the game. 

It has come to my realization as I put up all of the money I have worked so hard for, that he has no skin in the game.

Three months of being under contract and having the deal fall apart due to you not producing any qualified buyers will get under any seller's skin.
