If they don't pay by the 5th write a harsher one stating the date you will pursue and eviction and tape that to the door with no envelope. 

this has come up several times in classes I have taken as a Realtor. the "chemical off gassing" can make people sick for years after you paint. search the web about this, its really a bad practice.

You can do a google search and buy the actual chemicals the pros use.
