I am opening a business in Mexico city (Hair salon) for my wife so get some short term income, Also I am heavily invested in the US stock market but at this time it is not going no where until we have some rate cuts. 

That's dried up for us with the higher rates (and I suspect similar for the same strategy using HELOCs). 

There is no way it will be significantly over $100k negative cash flow total unless I refinance.I would have done BRRRR, but my loan rate is less than half of current rate (just a hair above 3%).  

There are methods to easily insert the comforter if you have knowledgable cleaners and they wash and dry easily like sheets. 

Based on my experience with custom home builds, and the photo they attached with my update, the house *should* be dried in within a few weeks.

It recircs the water from the drying back to the washer or a front basin.

I can do dry wall patches and install sink faucets as well

Many title Co's do cut and dry transactions and are not comfortable closing deals in this manner.
