. :-)But if you aren't careful and you are overly leveraged (especially if you are using cash out refi's every couple years to use as the down payment on another property), it is easy to see that net worth destroyed by the sometimes wildly fluctuating local real estate market.

Ned out here in the Wild west access is a major part of a title search.. the title officer/ ( U may know them as abstractors) must find on the public records that the subject property has access to a public right of way.. if it does not its land locked.. so in rural settings that means reading a lot of easement deeds.. these are major issues in many areas of the west.

Just a wild guess but I'm betting you don't want to operate a church. https://codes.ohio.gov/ohio-revised-code/section-5709.07(A) The following property shall be exempt from taxation: (3) Real property owned and operated by a church that is used primarily for church retreats or church camping, and that is not used as a permanent residence.

We have always been heavy travelers so this has been a great fit.Another item to watch for are areas that are tightening regulation and areas that are the wild west that now have an oversupply of airbnbs.
