At this point I will either get a license and do these deals here or do them virtually in one of the states you mentioned (I would have to partner with a wholesaler in one of those states who can do the groundwork while I provide him with good leads, contracts, tenant screening, etc.)Just to clarify, If I got my license, the assignment of lease option would be perfectly legal?

We both put in 'on the ground work' for the place, which was mostly very minor fix-up jobs (carpet, paint, doors, cleaning, etc).

Make sure you soak up all the information you can and start the ground work as far as knowledge is concerned but  if you know you will need a paycheck commit daily to spending a good piece of time on that job search.

From that point he does all the ground work like utility turn on, permits, going by the job(s) a couple times a day, picking up materials, calling the termite guy, writing checks, etc. etc.

Laying that ground work is important so you have resources to draw upon when you start putting offers in.When  you mention "multifamily" properties did you mean small (<5 units) or commercial (5+ units)?

I have listened to Lisa Philips ( both on BP podcast and her blogs) who specializes in this market and the formula she employs in screening tenants, and she has done very well in this market...if you understand your market and can do the ground work, I believe it works.Anyways, thanks for generating such an interesting topic.....as always.....:)
