Someone (government?)

I always just explain nicely that it’s my company policy to deliver the required notice and collect the late fee as per the lease every time rent is late, no matter what, sorry no exceptions for anyone as I treat everyone equally and adhere to the lease agreement that we both signed.

@Placeholder PlaceholderOne word of caution I would advise: If a community or local government is enacting restrictions and also regularly enforcing them, then its often a reflection of the local community sentiment which increases the chance of a neighborhood or nearby resident calling you in if they think you may be running an STR.

The government will pay on time all the time once it is set up completely.

Yes, the government pays the Section 8 rent timely, but more and more tenants are having to pay a portion of their rent.

Make sure you create a screening policy and don't deviate from it. 

I've consulted a few times over the years with planners and with the way I buy properties, my liquidity requirements, and my concerns about about how government overspending affects the future, makes me a poor candidate for IRAs and 401(k)s with the stifling regulations.   

Our speakers are typically local lawyers, CPAs, local businesses, local housing organizations, almost all of which are non-profit, many are government affiliates like Section 8.2 of the four groups that I attend have no dues.  

That's easy compared to trying to fight and erroneous $13k water bill (a real issue we had) or an insurance policy tripling (that too).
