I have been managing this gorgeous home for about 1 year and a half now and have ran into plenty of minor inconveniences concerning guests checking in and out which is expected, but one issue I have dealt with a number of times is tampering with the A/C thermostat.

Neither my clients nor the other agents know about this at that point, my guys are already stressing out with the deal, are in the middle of packing and have been hanging on by the skin of their teeth (home sale contingency...) during a nerve wrecking six weeks.

None of this is helpful to you except in cutting your teeth on negotiating.  

I've received advice from both sides saying SFR is a good way to cut your teeth in real estate investing to don't waste your time on SFR, , if you have the cash start big.

It's 1800 Square feet, very nice 10 yr. old 4 beds 2.5 baths, 1942.00 sqft property for only  177K... it's a gorgeous home with luxury finishes!!! 

Would it violate any tenant rights or state laws to simply offer the tenant a renewal contract as the new owner or a notice to vacate knowing it legally has no claws and teeth?

If you wanted to be a full time commercial broker that is where you go and cut your teeth for a few years until you earn your stripes.

I'm glad to see that that memo references the ADA definition.To our specific situation, because these were existing tenants currently under a one year lease, we had less concern about the "discrimination" and more concern about signing the pet addendum and collecting a fee for potential damages caused by their puppy (who is currently not potty trained, is teething, etc). 

It is a gorgeous unit designed by my husband, in consultation with a local architect and lightening designer, so a lot of people just want to see it.
