My gut is telling me that the seller's agent is lying, about whether there are actually multiple offers.

Listen folks, the Gurus saying wholesaling is a low $$$ deal type are wrong (lieing). 

I don’t know if it’s so much a bad GC so much as a people will lie to get work issue.

It appears that a significant portion of the business's value lies in its name, website, marketing, furnishings and other intangible assets.

I'm not talking about flat-rate or justifiable scenarios...just straight up lying to the client. 

They’re already going to be under the impression you lied to them and tried to take advantage of them.

Kris tells the story about how he grabbed a clip board he had lying in his car and walked up to the door not knowing anything about purchasing a home.The grumpy old lady selling the home gave him a tour of the place and after walking through he made an offer for a few thousand dollars below the asking price.

Cowardice I find is a common trait of Communists, as is deception, manipulation and out right lying. 

Most of the opportunity seems to lie just outside of the big circles around the main part of the cities you mention. 

This goes back to what I've been posting for a while and that's the fact most investors cannot articulate the risks they are protecting against or how these elaborate entity structures will actually protect them and there lies the problem.
