Given that you're not married, that adds some additional complexity.  

When you move forward, they should provide proof and name you additional insured.

These are professionals with additional training and a stricter code of ethics.

Additionally, with $50K in equity, consider leveraging it for future deals.

Building a portfolio allows you to gain experience, develop systems, develop your own approach to managing properties etc.

My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence.

So after speaking with our cpa we have decided now will be the time to sell and avoid capital gains tax ! 

@Jade Frank I agree with what @Dominic Mazzarella and others are saying here, but If you find the downside outweighs the gain and you ultimately decide to sell the property, Since the property was held for investment use it would qualify for a 1031 exchange.
