This campus hosts a large Magnolia home goods store, high end furniture store, cupcake bakery, coffee shop, gardening shop, live music concert venue, large grass area with toys and balls for kids to play with, an open plaza with eight food trucks, a small baseball field (that Babe Ruth once played on and families can now play on for fun), a restored historic chapel (the oldest chapel in Central Texas), and six boutique shops with men, women, and children's products.

Some STR hosts have switched to MTR though with the laws so maybe you just have a supply problem there.

This tells me two things: Obtaining a variance will be more difficult because there are already policy considerations in place intended to reduce density & (2) There is clearly an over supply of rental units in this area otherwise the overlay would not exist. 

So, 400k - 500k sounds like lots of money but if you wanna operate in the 300k+ entry point it get can swallowed up quick.One strategy I'd try is to be a buyer at the auctions, win a bid on a good house, close on it in cash (you should be a great deal under market value) and then get into a delayed purchase bridge loan product which will cash you out a certain percentage of the purchase and supply the rehab funds. 

Do they pick up or will they require you to contract with a waste company that will supply a dumpster and handle pickup.- If you get a dumpster, neighbors dumping in your bin may be a problem, depending on the location.

We need more supply to do that.

There will most likely need to be updates to some of the furniture and probably the linens.

We're currently looking for ways to streamline supplies for cleaners (toiletries, towels, item replacements) and handle small handyman issues.

He is a very connected person and can get all kinds of interesting supplies very cheap and is willing to truck some our way whenever needed to come meet us in person and learn more about what we do....networking is always invaluable....Again these are very large returns because we are connected to a program that allowed me to fill in the holes in my knowledge easily and quickly.
