Hi Audrey - you purchased at a ripe time and are starting to see the fruits of your investment!

It's tough to find deals that cash flow amazingly today - but it's very likely that 3-5 years from now the deals you buy today will be very fruitful!

For example they took on (a) floating-rate debt (instead of fixed rate which was more expensive but safer), (b) short-term debt (cheaper but then they ran into refinancing problems) and (c) high levels of debt (to try to juice projected returns rather than conservative levels which aren't as "exciting" to a certain type of investor).

Here's a fundamental explanation to get your juices flowing:Assume a house costs $200,000 and rents for $1,500.

Thank you both for the input, the majority of our current buyers list has been achieved mostly as you all mentioned, just through organic networking and marketing but wanted to explore other options if they were proving fruitful for others.Instead, you all have confirmed what I already sort of thought.
