The fruit is poisoned by failing to have the ability to buy and the intent as they attempt to sell voidable contracts, that is simply basic uniform business law.

Don't put all your eggs in one basket and always follow up.

One area I've found very fruit-ful is the recently retired demographic who need/are ready to move and don't have the ability to upgrade their homes for maximum sale price.  

Essentially you are saying that you want to put all your eggs into one basket, no room for error, no emergency fund for yourself or your properties, only to have cashflow of $22.6K that is likely barely enough to live on let alone reinvest, and just hope you always have renters, nothing breaks, or the economy doesn't experience a downturn.  

My parents own two mixed use buildings in a rough part of Brooklyn and I have watched them really enjoy the fruits of the boom in property prices in the area.

I'm not putting all my eggs in one basket that this is the grand deal of a lifetime but I'm hoping to move forward in this process. 

I have many baskets to keep my eggs in.
