You could see insurance policies in the six figures. 

Six figure income is still impressive for any residential SFR..optimally rates improve and so will rates of return with a refinance.

I figured I would use HM for the purchase and DADU build.

The tax lien is $37k, I figured the terms we very generous but with it being my first deal, I wanted to make sure it was a worthwhile endeavor for a potential partner investor. 

You don’t have to figure that out on your own.

However, I just answered my own question right after I posted, so I really want to delete my post so when I look back in 5 years I won't hit myself in the head for not figuring it out before posting. :)
