Fannie Mae does not acknowledge the legal fiction that someone owning an LLC that owns a house does not own the house.

This is area specific, but for me it is attorney fees, transfer tax, tax adjustments (county, school and village) title fee and title insurance on the buy side.On the close side it is attorney, transfer tax, tax adjustments, and realtor fees.My latest house ($120k purchase) cost about $8500 to buy and will cost around $11-12k to sell.

I have a lot in Menomonee Falls which is surrounded by single family homes, but is within a zone that the long-term plan for the Village identifies as being designated for multi-family housing.

These are in neighborhoods that the landlords had no choice if the "homeless villages" were put in.

Hi @Howard C Green and @Ned Carey, I have a SFH in the Charles Village area that I rent and have been solely focused on this neighborhood that I know well.

My wife, daughter and I are moving to TX to serve and get a little more training at the village church.

I am a big fan of the less gentrified neighborhoods of Hermosa, Little Village, Uptown, etc. in addition to the Opportunity Zones with regards to capital gains tax deferrals.

I do a lot of work in Merion Village, OTE, KLB, and they will notice. 3- Removing a fireplace is much easier than restoring one.

Just make sure the city has a solid infrastructure and don't invest in small villages where nobody wants to live.
