We are so built out up here already and things like the Sundance Film Festival and the Vail machine continue our exposure to the rest of the world as a great place to own a home at an accessible ski destination.

Community Events: Host community events like farmers' markets, craft fairs, or cultural festivals on the property.

Occupancy rates and ADR seem to be withstanding market shift, prices are lower than Blue Ridge, and year round attractions (wine, hiking, waterfalls, tubing, kayaking, history, festivals)

You get four good months, some occupancy in the winter (this was specifically in a town with some big winter festivals) and two months (November, April) where you get almost nothing.

We did $80k for 4 nights, for a 10 bedroom estate home close to the Coachella Festival this year.

My family vacations in North Myrtle for the Beach Music Festivals.  

Heading south, we looked at investing in Holland, it's a great area with the state park, Dutch village, and tulip festivals.  2 reasons we didn't invest there:  the beach and downtown area are not near each other and we wanted to be closer to the Chicago area.
