Particularly looking for an investor friendly agent able to take on house hacking clients in NYC and LI

I used the script in the book to find an agent, and contractors to work with. 

If you want a registered agent, there are services offering that starting at $40.

That way you'd get local contacts and there's no reason for anyone to hoard their insurance agent so they should be forthcoming.

To get those hours, maybe turn one or two into medium term rentals (you want the average stays to be over 7 days so they don't fall into STR status) which would give her more to do, particularly in the first year of furnishing them and getting everything set up.Alternatively, she maybe she could manage the properties but also get her RE license and try to sell a house or two a year - go to lots of open houses or run them for other agents?

Whether it's connecting with experienced agents, joining local real estate groups, or surrounding yourself with people who are willing to share their insights.

Trusting what the franchise tells you is foolish.I can tell you this: there are companies selling leads to real estate agents all the time.
